I have just run an Residential Body Corporate AGM via Email...in the past, I
have run the AGM in writing (requesting a written response from each owner by a
deadline) - the act permits an AGM in writing. The advantage/disadvantage of
running it by email is that it can generate more discussion and you do need to
keep to a timeline as minutes (summary of discussions/outcomes of votes) still
have to be produced. I have kept the emails on record. There are only 4 units 2
absentee landlords, one I have never met.

My experience of physical AGMs, is the people running the show make a speach, a
few people ask questions and then everyone takes a vote and it is all over for
another year - unless the organisation goes broke!
Electronic Voting/Communication can substantially improve governance of
organisations, however it probably requires a lot more effort from all members
of the organisation to inform themselves and appropriate/enough information and
structure. There is also a balance between decision making and
delegation/election of leaders. In an electronic environment there is
opportunity/perhaps even creates a requirement for continuous
disclosure...monitor a few stocks via the ASX <http://asx.com.au> sometime.
I would like to see a continuous disclosure regime implemented for all
government projects such as the proposed Sydney Metro and the murray darling rescue.
